Where are you starting from?
Modular ventures fail in different ways depending on where you sit. Each page below is written for the problems that audience actually has — not for modular in general.
Modular & off-site manufacturers
The plant is running. It could run better.
Usually starts with a plant assessmentReal estate developers
Deciding whether modular pencils, and who should build it.
Usually starts with a feasibility questionData center development
The build is funded. The workforce needs somewhere to live.
Usually starts with a demand modelBuilding component manufacturers
Ready to scale, automate, or move up the value chain.
Usually starts with a growth questionNon-profit housing developers
A mandate, a funding gap, and a deadline.
Usually starts with a budget that no longer worksPrivate capital & investment groups
Deciding whether the operator can perform.
Usually starts with a target under exclusivityThese are not six markets. They are one transaction.
A developer buys from a manufacturer. A component producer supplies that manufacturer. Private capital funds both. A data center programme buys from all of them. A non-profit housing developer is a developer with tighter constraints and a harder funding question.
Most advisors pick one side of that and stay there. We work across all of it — which means when you are sitting opposite one of the others, we already know what they are thinking, what they can actually deliver, and where they have room to move.
That is not a claim about breadth. It is the reason the advice is useful.
Not sure which one you are?
Contractors, architects, family offices, public agencies and owner-operators all end up in modular work without fitting neatly into a category. So do manufacturers who are also developers, and developers who have decided to build their own plant. The label matters less than the problem. If what you are dealing with sounds like anything on this page, the conversation is the same one.
Or start from what you need done.
If you already know the problem and would rather go straight to the discipline, the practice is organized in three parts — strategy, capital and execution.
